Downtown San Diego Condos
San Diego is home to one of the best climates when compared to any other geographic area. The summers
are never too hot and the winters are never too cold. For this reason and many more, the San Diego
real estate market has flourished over the years. Among the areas that have been flourishing is the
downtown area. Downtown San Diego is broken up into 8 main areas. These 8 areas host many downtown
San Diego condos which have all been riding on this same upward trend. The construction companies have
been consistently building and remodeling in all these areas, but still seem to always be behind on this
quickly growing market. One of the best ways to describe the current and ongoing San Diego real estate
market is low inventory and high demand. With this equation we know it means continued increase in the
prices. This also allows the downtown area to separate itslef from the rest of San Diego County and the
surrounding areas. If prices begin to drop in the area, it does not necessarily mean that prices will
drop in the downtown area. Prices are driven by interest rates, people, supply & demand. With the
continuing upgrades to San Diego's downtown infrastructure and other facilities, the future looks brite.
The 8 neighborhoods that downtown San Diego is broken into are as follows:
- Core
- Columbia
- Cortez Hill
- East Village
- Gaslamp Quarter
- Horton Plaza
- Little Italy
- Marina
Each has their own rich history, bringing with them unique stories and real life into all 8 areas. All
areas have been able to renovate and improve by bringing in businesses, schools, shopping and attractions
which help these areas continue to thrive. Almost everything is within walking distance, and if not, there
is quality public transportation throughout the entire downtown area.
With the current trend of new homes, condos and other buildings; it is expected that by 2008 the downtown
area will be home to more than 9,000 new apartments, condos, homes and lofts. Let's look at some downtown
San Diego statistics that have been found at

is mainly a commercial area, with a small amount being residential. With the help of downtown developers and project
managers, this will become a very demanded area.

area, residents are able to live in a peaceful and calm atmosphere. This area is one of the oldest residential neighborhoods
of the downtown area, but with renovations and new projects, the area is a very demanded area. Much of the area sits above
the downtown area taking it away from all the crowds. Yet, it is still right near, making the area that much more appealing
to potential downtown dwellers. With gorgeous views and scenery, the Cortez Hill is a great residential choice.
East Village - Home to the Padres' PetCo Park and being the largest of the 8 downtown areas, East Village hosts an unforgettable
experience to say the least. Because of the ongoing renovations and building plans, the area has experienced some of the best
growth in the County. The future looks brite for East Village, with plans of building thousands of new residental units and
linking the Bay to Balboa Park, this area seems to have no stopping on its way to the top.
Gaslamp Quarter - The 1870s is when commerce began to take place in the Gaslamp Quarter. This area of about 16 blocks
is actually listed on the National Register of Historic Places, with a total of 94 structures making the list for their
historical and architectural significance. The area is a very popular place to work and live, with a nightlife not
matched by many others.
Horton Plaza - The entire downtown San Diego revitalization began with this area. Horton Plaza sits in the middle of
downtown, making it the center of attention. Although not a lot of residential area is available, the area still does
contain luxurious condos and apartment buildings, among the sky-scrapers,retail stores, hotels and many other business
buildings.
Little Italy - This small area on the Northern Bay once had a very successful tuna fishing industry. The many Italian
families in this area were a big part of the industries success. The area is now home to many restaurants, cafes, galleries,
and local shops. The revitalization of this area has been done immaculately, with gorgeous single-family homes, condos, and
apartments available.
Marina - This area has become utilized by all types of people. In the past, Marina was home to warehouses and vacant lots, but
has turned into an area of high-rise condos, apartments, lofts and businesses. Stretching from the waterfront to Horton Plaza,
the area has a lot of space, including Pantoja Park, which is a children's park. The setting is perfect for families, retirees, and
even professionals looking to grow their business.
